Ouvrir : « Welcome! So this is the riad I mentioned, it's about 250 square meters, four bedrooms, all recently renovated. Let me show you around. »

Guider : « Through here is the courtyard, this is the heart of the house. » - « Upstairs you've got two more bedrooms and the rooftop terrace. » - « Watch your head here, the doorway's a bit low. »

Valoriser sans survendre : « What I love about this one is... » - « The light in here in the afternoon is incredible. » - « The owner put a lot into the plumbing and electrics, which is what usually costs money in old riads. »

Être honnête (ça vend) : « To be upfront, the kitchen needs updating, but that's reflected in the price.

Lire le client : « How does it compare to the others you've seen? » - « What's most important for you, location, size, or the renovation being done? »

« Foreigners can buy freely in Morocco, except agricultural land. The key thing is to buy a titled property, registered at the land registry, which this one is. The process goes: we sign a preliminary agreement with a 10% deposit, the notary does the checks, and then the final deed is signed at the notary's office, usually within 4 to 8 weeks. Notary and registration fees come to roughly 6-7% on top of the price. And you'll want to bring the money in through a Moroccan bank in foreign currency and get a certificate, so you can take it back out if you ever sell. »

Court, structuré, réactif : « Hi Sarah, great meeting you today. Attached are the details and photos for the two riads. The Mouassine one is available for a second viewing Thursday if that works. Best, Youssef »

Les 3 erreurs d'agents marrakchis

Dites « ground floor » et « the floor above ».
Dites « about 2,700 square feet ».
  3. Survendre : « best riad in Marrakech, very very nice » détruit la crédibilité. Un adjectif précis vaut trois superlatifs.
